The First Home Guarantee - buy sooner with 5%

Under the First Home Guarantee (FHBG), eligible first home buyers can purchase a property with a deposit as low as 5% - with the Federal Government guaranteeing up to 15% of the purchase price. This removes the need for Lenders Mortgage Insurance, which can cost thousands of dollars.

To qualify in Victoria, you must be buying or building a new home (not an established property) valued at $750,000 or less, you must be an Australian citizen or permanent resident, you must be over 18, and neither you nor your spouse can have previously owned a home in Australia. We confirm eligibility at your initial consultation.

Yes - established properties are eligible for the stamp duty exemption and concession, and the First Home Guarantee. However, the $10,000 FHOG is only available for new homes. We advise on exactly which concessions apply to your specific purchase at your first conversation.

For properties up to $600,000, first home buyers pay zero stamp duty in Victoria - saving up to approximately $31,000. For properties between $600,001 and $750,000, a concession applies on a sliding scale. We calculate your exact saving as part of your consultation and confirm eligibility before you proceed.
